Pricing, Service and Timescales

How much will the Residential Conveyancing process cost?
Please use our quote builder below to obtain an accurate costing for your requirements. Your quote will include all additional fees including searches, Stamp Duty Land Tax/Land Transaction Tax etc.

Once your mortgage offer is formally issued by the lender, the services we provide:

  • Check the terms of the mortgage offer and provide you with advice on this
  • Manage the repayment of any existing mortgage if necessary
  • Process the mortgage in accordance with your new lender’s requirements in an efficient way as possible.
  • Provide you with a clear statement showing the net sums received and paid
  • We carry out identity checks on you in order to comply with anti-money laundering legislation
  • We obtain your title deeds so that we can prepare a contract of sale
  • We ask you to provide property information and fixtures and fittings forms
  • We correspond with the freeholder or management company if we need to involve them in the sale
  • We correspond with the buyer’s solicitors, verify their identity, send the draft contract, copy title documents, and property information to them
  • Deal with any enquiries from the buyer’s solicitors
  • Exchange contracts with the buyer’s solicitors and agree a completion date (date on which you must leave the property)
  • Check and approve the transfer deed
  • Prepare completion statement
  • Complete sale and deal with redemption of any mortgage and payment to estate agent
  • We carry out identity checks on you in order to comply with anti-money laundering legislation
  • We obtain your title deeds so that we can prepare a contract of sale
  • We ask you to provide property information and fixtures and fittings forms
  • We correspond with the buyer’s solicitors, verify their identity, send the draft contract, copy title documents, and property information to them
  • We deal with any enquiries from the buyer’s solicitors
  • We exchange contracts with your buyer’s solicitors and agree a completion date (date on which you must leave the property)

  • Go through conditions of mortgage offer with you
  • Report on the title to you including the terms of the lease
  • We deal with the freeholder and any management company
  • We carry out source of funds checks when necessary
  • We exchange contracts with the seller’s solicitors  and agree a completion date (date from which you own the property)
  • We prepare the Transfer Deed and Stamp Duty Land Tax Return (SDLT) and return to you for signature
  • We prepare completion statement
  • Complete purchase and deal with payment of SDLT
  • We register your ownership and any mortgage at Land Registry
  • Deal with any notifications or similar which are necessary in connection with your lease
  • We carry out identity checks on you in order to comply with anti-money laundering legislation
  • We correspond with the seller’s solicitors and make any necessary enquiries of them having verified their identity
  • We carry out searches about the property and locality
  • We receive and advise on contract documents
  • We make any necessary enquiries of seller’s solicitors
  • Ensure that you understand the  conditions of any mortgage offer
  • Report on title to you
  • We carry out source of funds checks when necessary
  • We exchange contracts with your seller’s solicitors and agree a completion date (date from which you own the property)
  • We prepare the Transfer Deed and Stamp Duty Land Tax Return (SDLT) and return to you for signature.
  • We prepare completion statement
  • We complete purchase and deal with payment of SDLT, and
  • We register your ownership and any mortgage at Land Registry.

A fully qualified lawyer. Your matter will either be handled or supervised by a solicitor with at least 10 years’ experience in this area of work.
Some areas of work may be supported by our Paralegal team.
Administrative duties will be undertaken by our support staff.
